In recent years, Italy has significantly tightened its regulations around short-term holiday rentals. One of the key new rules: the use of key lockboxes is no longer permitted.
🚫 Why are key lockboxes banned?
The primary reasons behind this decision are safety, guest control and tax enforcement. Authorities want to:

Prevent anonymous use of properties (linked to money laundering or fraud)

⚖️ What does the law actually require?
From 2025 (in many regions including Piedmont), the following are legally required:

Guests must be personally received at check-in

Their identity documents must be verified (ID or passport)

Guest data must be submitted via the Portale Alloggiati system within 24 hours

The use of lockboxes or any form of self-check-in without personal contact is strictly prohibited
These rules apply whether you rent via Airbnb, Booking.com or privately.

Italian police and local municipalities have stepped up inspections since 2023.
