At Italita, everything we do is focused on one clear niche: touristic accommodations.

Not as a side activity, but as the core of our work. From guest experience and rental performance to property management, sales and investment — everything is built around this type of property.


Where it started

Our story didn’t begin in Italy, but in the Netherlands.

For over eight years, we owned and managed an event location, where hospitality, experience and organization were at the heart of everything we did. This is where we developed our hands-on approach and learned what it truly means to create an environment where guests feel welcome and everything runs smoothly behind the scenes.

In 2021, we made the decision to move to Piemonte with our family, combining our experience in hospitality with new opportunities in Italy.

With a background in sales and marketing, we have always focused on one thing: understanding people.

What guests expect. What property owners need. And how to connect those two in a way that creates value for both.

This is what defines Italita today.

We don’t approach properties as isolated projects, but as part of a bigger system. A system where rental, management, marketing and real estate are all connected — always within the same niche of touristic accommodations.


From guest to owner

One of the things we see every day is how everything connects.

Guests arrive for a holiday and experience Piemonte. They fall in love with the region, return for longer stays, and start exploring the idea of owning a property themselves. At the same time, property owners come to us looking to rent out their home, improve performance, or prepare for sale.

Italita connects these journeys.

From first stay to long-term rental, from rental to ownership, and from ownership to investment — everything happens within one structure.

Local presence in Piemonte

A key part of Italita is our local presence.

From our Italita Lobby in Nizza Monferrato, we operate as a central hub for guests, property owners and partners. This allows us to combine digital services with real, on-site support.

Guests are welcomed locally, properties are managed on location, and communication is direct and efficient.

By staying within this niche, we understand the full lifecycle of a property — from guest experience to rental performance, and from ownership to investment.

A clear example of our approach is Villa Architetti.

In this case, Italita has fully taken over the operational side of the property. We rent the villa directly from the owner, providing them with a stable and predictable income during the period in which the property is for sale.

From there, we operate the villa as a touristic accommodation. We manage the rentals, optimize the guest experience, and ensure the property is actively used and maintained. At the same time, the villa remains on the market, promoted as a ready-to-run hospitality concept. This dual approach creates a strong position for both rental and sales. The property generates income, stays in excellent condition, and becomes more attractive to potential buyers who are looking for an existing, functioning business.

 

We work closely with both local real estate agents and a network of investors across Europe, ensuring broad visibility and the right connections for a successful sale. For the owner, this means peace of mind. There is no day-to-day involvement, no vacancy, and no uncertainty during the sales process — while the property continues to perform and gain value.
